Rental price reduction

Did you know that rents in the social rental sector are regulated? This means that a maximum basic rental price applies to each home. You can check whether your rental price is reasonable by calculating this. If you're not sure how to use this form, or you think you're paying too much, we can help.

How do I check my rental price?

  1. If you want to check your rental price yourself, you can go to the website of the Rent Tribunal. Choose your type of property and fill in the requested information. Keep in mind:
    • All surfaces under 1.50m do not count in the scoring;
    • If the WOZ value or energy label has not been provided, keep in mind that your landlord may also enter this at a later time. As a result, the scoring may still change.
    • For rooms: is your room smaller than 8m2? Don't forget to add your discount to the 'negative points'.
  2. Do you want support in checking the rent price? Make an appointment! We measure your home and see what facilities you have.
  3. Based on our rental price check, we can advise you about your rights. If you pay too much, we can contact the landlord and see if a settlement is possible, or we can start a procedure on your behalf with the Rent Tribunal (costs 25 euros).
  4. The Rent Tribunal will schedule an investigation of your home. If the Rent Tribunal then makes a ruling in your favor, you are entitled to get the excess amount paid back (sometimes retroactively. This depends on the type and duration of your current contract.)
  5. Sometimes it can be beneficial to reach a settlement with your landlord instead of going to the Rent Tribunal. This way you can reach an agreement with your landlord about a possible rent reduction and refund of excess money paid. This will save you time and help you and your landlord find a solution together.
